Buying a High-Rise Condo in Houston

Houston embraced condo living before most other large suburban-driven cities did, so as a result we have a huge variety of condominiums throughout the city. And they're not just in the Loop. You'll find soaring high-rise towers near the Galleria in Uptown all the way across the west side and into downtown. There are historic loft buildings in Downtown, and luxury garden condos and mid-rises in the Museum District and Heights. There are even a couple up in the Woodlands! And if you're a first-time buyer or want a lower price point and aren't afraid to do some updating you'll find quite a few older buildings from the 60's and 70's that have original equipment just waiting for your personal touch.

I get asked a lot about if Houston high-rise condos are a good investment. Of course there's no black and white answer, but the Houston condo market has stayed fairly steady even as interest rates have climbed. Our condo prices never shot up like they did in cities like Austin and Miami during Covid, so there hasn't been a big adjustment down. You can actually still find a 2/2 in a high-rise in the $200k's, but it might be pretty dated or come with a hefty HOA monthly fee. Luxury buildings and new construction will likely set you back over $1M for a good-sized 2/2. If your budget is around $500k then you're in the sweet spot and you'll find a lot to choose from in Houston both in mid-rises and the high-rises.

  • Amenities: Houstonians work hard and play hard, so our high-rises have amazing amenities for when it's time to unwind. You'll find rooftop pools, 24/7 concierge, fitness centers that rival private clubs, valet parking, pet parks and luxe resident lounges to enjoy.
  • Location: We all know how bad Houston traffic has become. Many popular buildings are in walkable areas near dining, shopping, and theaters so you can leave the car in the garage and avoid the traffic and parking nightmares.

Downtown Houston is growing fast and becoming more of a residential neighborhood with each passing year. Enjoy living near Houston's arts district, on the MetroRAIL and within walking distance of many of the city's buzziest restaurants and bars.

Uptown Houston is where you'll find the highest concentration of high-rise condo towers. That's no accident, as this is also where you'll find the most shopping and dining options in the city. Here are some of my favorite buildings throughout the city:The Huntingdon High-Rise Condos

  • The Huntingdon - A River Oaks icon, this 34-story tower was built in 1984 but still ranks as one of the most desirable high-rise addresses in Houston. These are estates in the sky.
  • Highland Tower - This charming building is kind of a hidden gem near the River Oaks District and Galleria, without being in the center of all the noise and traffic. It has great amenities and large corner condos that a lot of my clients really like.
  • The Residences at The Allen - This is one of Houston's newest towers and one of the most modern. The residences here are huge and feature the latest in modern finishes. If you want a large condo in a luxe building but don't want to have to do any updating then put this one on your list.
  • Rise Lofts - Rise Lofts appeal to a lot of different clients. It's a high-rise but the units are mostly two-story loft-style for a modern, edgier feel than traditional condo towers. The price point here can be low enough on smaller units to help first-time buyers get a toe hold in the Houston high-rise market.

Which areas of Houston have the most high-rise condos?

The highest concentration of Houston high-rises is in the Uptown/Galleria area, Downtown, and the Museum District. You'll also find towers in Midtown, Upper Kirby, River Oaks, and near the Medical Center. Uptown is home to many of the city's luxury towers with full-service amenities. Downtown has a mix of modern high-rises and converted historic loft buildings. River Oaks has some of Houston's most prestigious residential towers, including newer ultra-luxury developments like The St. Regis Residences.

How much do Houston high-rise condos cost?

Houston is one of the more affordable major cities for high-rise living. You can find condos starting in the mid-$200,000s in older buildings that may need some updating. If your budget is around $500,000 you'll have a lot to choose from in both mid-rises and high-rises. Luxury residences in newer Uptown and River Oaks towers typically start above $1 million, and penthouses with premium views can reach well into the millions. HOA fees vary widely depending on the building's amenities, age, and services so it's important to factor those monthly costs into your overall budget.

What amenities do Houston high-rise towers typically include?

Most Houston high-rises offer concierge service, pools, fitness centers, resident lounges and secure parking. Luxury towers go further with wine rooms, guest suites, valet parking, pet parks, private dining areas and rooftop decks. Some of the branded residences like The Allen and The St. Regis offer hotel-level services. Keep in mind that more amenities mean higher monthly HOA dues, so focus on what you'll actually use when comparing buildings.

Are Houston high-rise condos pet-friendly?

Many Houston condo towers are pet-friendly, though restrictions vary by building. Common rules include weight limits (often 25 to 50 pounds), breed restrictions, and caps on the number of pets per unit. Some buildings offer on-site dog parks, grooming stations, or easy access to nearby green spaces like Buffalo Bayou Park. Can I rent out my Houston condo as a short-term rental or Airbnb?

It depends on the building. Houston doesn't have a citywide ban on short-term rentals, but individual condo HOAs set their own rules and most restrict or prohibit nightly rentals. Some buildings require minimum lease terms of 6 months or a year, and some prohibit leasing altogether. Others require HOA board approval of tenants. If rental flexibility is important to your plans, check the building's CC&Rs carefully before purchasing. What's the difference between Uptown/Galleria and Downtown Houston condo living?

Uptown/Galleria is more residential in feel, centered around luxury shopping, fine dining, and established neighborhoods. Is parking included with Houston high-rise condos?

Yes, most Houston high-rise towers include assigned garage parking, and many luxury buildings offer valet service and visitor parking as well. The number of spaces typically depends on the size of your unit, with larger condos often including two spaces either tandem or side-by-side. EV charging stations are increasingly common, and some buildings allow owners to add charging to their assigned space. Visitor parking can be limited in some buildings, so it's worth asking about that before you buy.

What should I know about HOA fees in Houston high-rises?

HOA fees in Houston high-rises cover building operations like concierge, maintenance, insurance, and shared amenities. Some buildings include utilities in the HOA fee, which can actually offset the cost when you compare to what you'd spend on a single-family home for gym memberships, pool maintenance, landscaping, and insurance. Fees vary widely and older buildings with limited amenities may charge less, while full-service luxury towers can have substantial monthly dues. It's also important to ask about the building's reserve fund and any history of special assessments.

Should I worry about flooding if I buy a Houston high-rise condo?

One of the advantages of high-rise living in Houston is that your unit is elevated well above flood level, which is a real consideration in a city that has experienced major flooding events. However, common areas, parking garages, and ground-floor amenities in some buildings can still be affected. It's important to check whether the building is in a flood plain and whether the HOA carries flood insurance that covers common areas and potentially your unit. Ask for a copy of the HOA's master insurance policy before closing so you understand what's covered and what you'll need to insure personally.

Beyond modern glass high-rises, you'll find historic loft buildings in Downtown with exposed brick and timber, luxury garden condos and mid-rises in the Museum District and Heights, boutique towers in River Oaks, and older buildings from the 1960s and 1970s that offer great bones at lower price points if you're willing to renovate. There's truly something for every style and budget in Houston.
