My Take on Rise Lofts

If you're a little bored with the "beige box" condos you find in the $200-$400k price range, then take a moment to consider Rise Lofts. This 15-story luxury loft building in the vibrant heart of Midtown Houston has a huge variety of floor plans among its 143 units. They range from small one-bedrooms all the way up to large two-story penthouses. In fact most of the units here are two-story, even the one bedrooms, but you can occasionally find a single-story flat. Inside you'll find polished concrete floors and pillars, exposed ductwork and brick walls which really make this building unique. It's not an old warehouse conversion - it was built from the ground up to be modern lofts so you don't have the potential issues that come with a 100+ year old warehouse loft building.
Rise started life as an apartment tower, but in the late 2000's was converted to condominiums that were sold to individuals. When they did that the developer stripped out the old cheap apartment finish and put in new kitchens with granite counters and stainless appliances and new spa-like baths in most units. As hard as it is to believe they're already looking a little dated, but they're good quality. Changing out the dark granite kitchen counters to white marble makes a big difference. I mentioned before that most of the floor plans here are two stories, and the only negative thing I've heard about the building is that the upstairs can get a little stuffy in the summer. You know, the whole "heat rises" thing. But it's a relative opinion and most people I've talked to say it's not an issue.

Another great thing about this being a newer construction loft building is that you get some great amenities. I love the rooftop pool and hot tub deck with unbelievable downtown skyline views. Many of the upper floor units on that side of the building share that view too. It's almost overwhelming how close the skyscrapers are. Other amenities include concierge service, 5th floor Zen garden and secure garage parking, Some units here even have their own two car enclosed garage in the parking garage which is otherwise unheard of at this price point.
Rise is located in Midtown which is becoming more and more popular every year. I'm kind of surprised it only got a 79 Walk Score, but I expect that to improve. You've got lots of great restaurants and bars within a few blocks as well as a CVS, Spec's and Randall's nearby. The nearby Bagby and Harmonica Man parks are great for dog owners, and Rise is a very pet-friendly building. It's nice to see how Midtown has become one of Houston's most walkable neighborhoods. Rise isn't for everyone, but I'm happy to discuss if it might be right for you.
