My Take on The Mark

The Mark isn't the most luxurious or best-located high-rise tower in Houston, but it is one of my favorites. I've helped a lot of buyers and sellers here over the years and the vast majority have been very happy with it for the price. I had to add "for the price" because that's the big appeal here. The Mark lets first-time high-rise buyers get into the market at a more palatable price point to see if high-rise living is right for them without taking out a huge mortgage. A lot of people like it and stay put. Others like the high-rise lifestyle and decide to upgrade to a different building. And some decide the density of high-rise living isn't for them. Thankfully because of the large number of units and low price points there's liquidity here and selling a condo at The Mark can take a little less time than other high-rises.
But don't let all that talk about price make you think this isn't a nice building. It was developed by Hanover who has a great reputation and while some of the common areas can feel a little dated the condos here hold up well. At 30 stories it's a legit high-rise and it has a lot of great amenities like a 24/7 front desk concierge, outdoor pool with cabanas, theater room, business center, fitness center, sauna, community room and more.
The most popular condo here is a ~1350 square foot 2/2 with split bedrooms and a big open kitchen. These are great plans for roommates and for entertainers as they have good flow in the common spaces. They have balconies that are big enough to relax on although the neighboring buildings block the views in some stacks. And if noise is a concern you should watch out for the condos that are too close to the 3525 Sage parking garage as the equipment on that rooftop can be notoriously loud. Flooring is typically wood floors in the living spaces and carpet in the bedrooms. While the original finish does hold up many have been remodeled, for better or for worse. Because there are usually quite a few on the market you should find some good variety to choose from.
The Mark is a pet friendly building, and there are parks and green space nearby for dog owners. There's also a flexible rental policy so it's popular with investors.
