Downtown Las Vegas is the part of the city that's changed the most in the last decade, and it's still evolving fast. Best known for Fremont Street’s neon lights and entertainment, the area has also become a growing residential hub with high-rise condos, boutique lofts, and adaptive reuse projects. I've been selling condos in these buildings for over 20 years, and I tell clients that Downtown gives you the most authentic Las Vegas experience. For the most part it's less touristy except around Fremont Street, it's more local and it's significantly more affordable than the Strip.

Downtown is also the only part of Las Vegas that's currently seeing new high-rise condo development with the new Cello Tower and the mid-rise English Residences.  The new Symphony Park is attracting more locals to Downtown with The Smith Center for the Performing Arts, Elaine Wynn’s Las Vegas Museum of Art, Discovery Children's Museum & more. 

The buildings here range from The Ogden (a modern high-rise right on Las Vegas Boulevard with rooftop pool and Strip views) to authentic loft conversions like SoHo Lofts and Newport Lofts in the Arts District. Common questions we hear from buyers exploring the Downtown Las Vegas condo market, answered by Bill Zinsser.


Is Downtown Las Vegas walkable?

Yes, in fact Downtown is actually the most walkable part of Las Vegas. You can get to dozens of restaurants, bars, and entertainment venues on foot from any of the Downtown high-rises. The Fremont East district has popular spots like Carson Kitchen, Le Thai, and a growing list of craft cocktail bars and breweries. The Container Park is a short walk from The Ogden, and the Arts District with its galleries and First Friday events is directly adjacent. Of course our summer temperatures make walking less enjoyable from June through September, but that's true everywhere in Vegas. At least the downtown core is compact enough that most things you need are within a few blocks.

What types of condos are available Downtown?

Downtown offers more variety in condo styles than any other part of Las Vegas. You'll find modern high-rise living at The Ogden (275 units, rooftop pool, right on Las Vegas Boulevard), authentic industrial loft conversions at SoHo Lofts and Newport Lofts in the Arts District, creative live/work spaces at JUHL, and brand-new luxury construction at Cello Tower in Symphony Park. The English Residences is a newer boutique project in the Arts District as well. Whether you want a 900-square-foot loft or a multi-million dollar penthouse, Downtown has options that other parts of Vegas don't.

Is Downtown Las Vegas more affordable than the Strip?

Historically it has been, but Cello Tower might change that. Condos at The Ogden, JUHL, and the loft buildings have offered some of the best value in the Las Vegas high-rise market for years, often hundreds of thousands less than comparable units on the Strip. However, the arrival of Cello Tower is introducing a new luxury price tier Downtown, with units starting in the upper $700,000s and penthouses approaching $9 million. That could shift the neighborhood's trajectory over time. Right now, though, you can still find well-priced condos and lofts Downtown that would cost considerably more if they were a few miles south on the Strip.

What's the lifestyle like in Downtown Las Vegas?

Downtown is the most community-driven, locally-focused part of Las Vegas. Whenever you see something about Las Vegas in magazines like Sunset it's almost always centered on the downtown neighborhood. It has an eclectic energy that's completely different from the Strip with more independent restaurants, local breweries, art galleries, and neighborhood events like First Friday. The residents in downtown are a pretty tight-knit community, especially in buildings like JUHL and SoHo Lofts where a lot of full-time locals live and tend to know each other. If you're looking for a neighborhood where you'll know your neighbors and get remembered at local spots then Downtown delivers that in a way the Strip just can't. It's also where you'll find more of the city's creative and entrepreneurial residents.

What is the Cello Tower and why does it matter?

Cello Tower is a 32-story, 240-unit luxury high-rise being built as part of Origin at Symphony Park. It's the first new residential-only high-rise construction Las Vegas has seen in over a decade. Designed by Perkins Eastman, it features floor-to-ceiling windows, a resort-style pool, wellness floor, golf simulator, and 24-hour concierge. Units start in the upper $700,000s and penthouses are going for nearly $9 million. The tower has already surpassed $150 million in sales with delivery expected in late 2026 through mid-2027. But what really makes it significant is that it's bringing a luxury price point to Downtown for the first time. And I guess Las Vegas is happy about that, because sales have been strong and there are already plans for a second, taller tower. This could fundamentally change the trajectory of the entire Downtown market.

Can I use a Downtown Las Vegas condo as a short-term rental?

Downtown condo buildings are residential, and there are no condo-hotels like the MGM Signature or Vdara here. That means the short-term rental rules are different and more restrictive. Most Downtown buildings have HOA rules that set minimum lease terms, and individual buildings handle this differently. Some allow 30-day minimums, while others require 6- or 12-month leases. If short-term rental income is your primary goal, you're generally better off looking at condo-hotel properties on the Strip. That's where most of the tourists you'll rent to want to be anyway. But if you want to live Downtown and occasionally lease your unit when you're away, some buildings do allow that with certain restrictions. I can walk you through which buildings offer the most rental flexibility.

What is Symphony Park and how is it changing Downtown?

Symphony Park is a 61-acre master-planned development on the former Union Pacific rail yard that's transforming Downtown Las Vegas. It's already home to the Smith Center for the Performing Arts, the Cleveland Clinic Lou Ruvo Center for Brain Health, the Discovery Children's Museum, and a growing number of residential and retail projects. The upcoming Elaine Wynn Las Vegas Museum of Art will add a world-class fine arts venue. Cello Tower and the Origin mixed-use development are bringing 240 condos, restaurants, retail, and a grocery store to the park. There are also plans for a Vegas Loop stop in the area. Symphony Park is the single biggest reason Downtown is attracting a new wave of full-time residents. It's creating a cultural and community infrastructure that has been long overdue in Downtown.

How does Downtown compare to the Arts District?

They overlap geographically but serve somewhat different buyer profiles. The Arts District (sometimes called 18b) is centered around the galleries, murals, and creative businesses south of Fremont Street. This is where you'll find loft-style condos like SoHo Lofts, Newport Lofts, and The English Residences. It has a creative, independent, slightly bohemian energy. Downtown proper (centered on Fremont Street and Symphony Park) is more about the high-rise experience in towers like The Ogden and Cello. Many buyers start looking at one and end up in the other, so it's worth exploring both. I know about every building in both areas and can help you figure out which vibe fits you better.
