My Take on the MGM Condos

Bill Zinsser, Las Vegas high-rise specialistIf a buyer comes to me and says, “Bill, I want a short-term rental condo in Las Vegas that I can actually use, and I want it to make money when I’m not there,” MGM Signature is usually one of the first places I bring up. Vegas has more true nightly-rental condo options than almost any city, and MGM Signature is a big reason why.

What I like about the MGM Signature is that you’re connected to the MGM Grand by a walkway, so you get the benefit of being right next to the Strip and the casino action, but you’re not actually living inside the casino. It feels more calm, more residential, and it’s a non-smoking building, which a lot of owners and guests really appreciate. It’s also pet friendly, which is another big plus for people who want flexibility.

MGM Signature is a three-tower development, and the units live more like upgraded hotel suites than a typical condo tower. You can buy a studio that’s nicer and more updated than a standard hotel room, or step up to a one-bedroom that has a full kitchen, and I mean a real kitchen with an oven and a Sub-Zero refrigerator. You could literally cook a Thanksgiving turkey in there if you wanted to! The bathrooms are set up like mini-spas too, with jetted tubs and separate showers, so it feels like a true resort stay.

The sleeping setups are super flexible. The couches are hide-a-beds, so a studio can sleep four all in one room, and a one-bedroom can sleep four with some separation. The one-bedroom also has an additional 3/4 bath, which is helpful when you have guests because they can access it without having to enter the bedroom. And if someone wants a true two-bedroom setup, the way you do it at MGM is by buying a studio next to a one-bedroom and using the double-door lockout. You can own both sides and use it like a two-bedroom, or lock them off and rent them separately.

Location-wise, it’s hard to beat. You’ve got a walkway straight down to MGM Grand, Topgolf is right out the front door, and you’re immediately connected to the Strip. Another perk is that owners and guests can use MGM amenities, including things like the lazy river. And if you’re staying there with an MGM player card, you can charge purchases from other MGM properties back to your room, which is really convenient if you’re bouncing around to different resorts for dining and entertainment.

Parking is valet only. For some people that’s a huge plus, and for others it’s a little annoying because they’d rather self-park. But either way, it’s secure, and it fits the resort-style setup of the property.

A lot of people ask if the Signature towers have their own amenities or if it’s all “use MGM next door.” The answer is both. Each tower has its own pool, and the pool situation is a little different depending on the season and the tower. Tower 2’s pool is open year round, but during winter it closes earlier. The other pools are seasonal and typically open up in May. There are also fitness rooms in Towers 1 and 3. Tower 2 has a deli, Tower 1 has a Starbucks, and there’s also a wine bar in Tower 1, which gives it a little more of that “everything you need is right here” feel.

As an owner, you can stay as much as you want. You’re not limited to a certain number of days per year like some vacation ownership setups. And you’re also not required to use MGM’s rental program. You can choose MGM’s program, or you can use a third-party rental company like AirBNB or VRBO. Some of those third-party programs work hard to reduce fees and improve the owner’s bottom line, which can make a real difference in profitability.

The rental economics matter, so here’s the simple version. MGM’s program has a split that’s less favorable to the owner than some third-party options, and there is also a marketing fee. But MGM does something important to know: if you do not use their rental program, the monthly resort or transient fee is higher. So you really do have options, but you want to choose your path intentionally, because the fee structure changes depending on whether you’re in the MGM program or not.

From a condition standpoint, Signature is one of those properties that stays clean and well maintained. The rooms are consistently updated, and that’s a big deal in a nightly-rental building. Another detail buyers like is the balconies. All of the one-bedroom units have balconies. Studios are more limited. Studios only have balconies on the west-facing side, and typically the unit number ends in a five or a seven. So a unit like 3505 would have a balcony, but not every studio will.

People also see “penthouse” on listings and assume it means a big, dramatic layout. At MGM Signature, the penthouse floors are above the 29th level, but the only real difference is that the ceilings are about a foot higher. If I didn’t tell you that, you probably wouldn’t even notice. And even on those highest floors, there are no huge 2,500 square foot grand Presidential Suites or anything. If you want a two-bedroom, you’re still doing it by combining a studio and a one-bedroom with the lockout setup.

As far as tower preference goes, there are some real patterns. Tower 3 typically has a little less demand because it’s a longer walk to the casino. Tower 2 is often the most preferred because the pool is open year round, and it’s also the tower you rely on late at night. After about 11 pm, valet service is centralized, and Tower 2 becomes the main hub. Tower 1 has its own appeal because it was built first, it has more long-time owners, and it’s the most convenient for quick access to the casino. Plus, Tower 1 has the Starbucks and the wine bar, which people use more than you’d think.

Another common question is room service. This isn’t like a traditional hotel where you’re ordering dinner and it gets brought up from downstairs. Most owners and guests use delivery apps like Grubhub. The good news is you’ve got the kitchen setups to support that, especially in the one-bedrooms.

If someone is thinking about buying, the financing question always comes up. These units are not cash-only anymore. Financing is available across the development, though you should expect a higher down payment and higher interest rates than a standard condo loan. The one-bedroom units tend to be easier to finance because they feel more like traditional condos, with a true bedroom and a full kitchen. Studios can be a little tougher, because they’re closer to a hotel-style layout.

And to be clear, that financing availability is not unique to MGM Signature. There are a small number of lenders that understand this category and can lend across multiple short-term rental buildings in Las Vegas. The key is working with someone who already has those relationships, because it makes the process a lot smoother.
