My Take on Sky Condos

Bill Zinsser, Las Vegas High-Rise SpecialistSky Las Vegas is the only true luxury high-rise tower with an actual Las Vegas Boulevard address. It sits at 2700 Las Vegas Boulevard, directly across from the Fontainebleau, and when you're standing on a balcony above about the 20th floor, you're looking straight down the Strip. There's no other high-rise condo building in Las Vegas that gives you that kind of perspective for your view.

So, about that Strip location...

Everything has pros and cons, and living on the LV Strip is no exception. Sky is at the north end of the Strip near the Convention Center. That location makes it easy to get to any of the major resorts on the Strip, the airport and downtown. The Sphere is visible from a lot of the condos here and it's a really dramatic view in a city full of good views, especially at night. Elon Musk's Loop tunnel entrance is about 200 yards from the building and goes directly under the Convention Center and south toward the Venetian. 

But this is not a residential neighborhood with a little coffee shop on the corner or a farmers market on Saturdays. You're trading all that for urban living on one of the world's most famous streets.  And you may pick up noise from the Boulevard on lower floors. That just comes with the package. I'd recommend looking above the 20th floor where the views really open up and the street noise falls away. 

Let's Talk About the Condos

If you want the best view look for west-facing units. You'll get that "down the Strip" view stretching south, the Sphere and the mountains behind it. Corner units are the ones that get the most interest and for good reason. The "02" stack, which sits on the northwest corner of the building, has a 270-degree wrap-around terrace. It's one of the more dramatic views in any residential building in Las Vegas.

East-facing units look out over the valley and the mountains. They're quieter, they get beautiful morning light, and they're a completely different experience from the Strip-facing side. Neither is bad, they're just different and I'd encourage you to see both before deciding.

Sky has a range of floor plans that covers more ground than most LV buildings, which is one of the reasons I get so many inquiries from a wide variety of buyers for it. Let's start with the one-bedroom units which around 778 square feet. They're compact but from the 20th floor up the views are legit. And with the lowest HOA dues in the building they appeal to a lot of first-time buyers and second-home buyers. Those units are one of the best high-rise entry points in the city.

The next biggest unit happens to be the most common floor plan in the building. It's a two-bedroom with roughly 1,100 square feet on a split layout, with both bedrooms on opposite ends of the great room. There's usually good number of these to choose from at any given time and they move steadily.

Then we get to the bigger units that are best for full-time residents. The ~1,300 square foot 2 Bed / 2.5 bath feel a lot bigger and more substantial than that other one even though it's only a couple hundred square feet bigger. The extra half bath is great when you have guests, and both bedrooms have en-suite baths. It's also a good option if you're thinking about getting a roommate. 

One of my favorite floor plans is the one for the big corner units in the ~1,750 square foot range. It's a 2-bedroom plus den with 2.5 baths and that wrap-around terrace I mentioned earlier.  But if you want a true 3rd bedroom instead of just a den Sky has you covered. There are plenty of three-bedroom units at around 1,781 square feet on multiple floors throughout the building.

And then there are the penthouses. The top several floors of Sky have multi-story residences with private elevators, thousands of square feet of terrace space, and finishes that are in a completely different category from the standard floors. These are serious estates in the sky costing several million dollars, not just big condos. They've attracted some well-known owners over the years. If you want that level of high-rise but are turned off by some of the quieter higher-end  buildings like Park Towers and One Queensridge Place then we should talk about Sky. It's legit. 

Sky Resident Amenities

Sky went through a significant renovation of the common spaces not long ago and they look great. The pool deck has been completely redone with a resort-style pool, spa, private cabanas, an outdoor kitchen, BBQ areas, a fire pit, and a putting green. Inside there's a fitness center with men's and women's locker rooms, steam room and dry sauna, a 15-seat theater room, a billiards room, a business center and conference room, and even a racquetball court. The lobby has a coffee bar that runs 24 hours a day which comes in handy when you're living on the Strip!

Pets are welcome here with a two-pet maximum and a combined weight limit of 80 pounds.There's a pet park on site for owners which is nice so you don't have to venture out onto the Strip for every walk.

Valet parking is available and there are electric car chargers too.

Is Sky Right for You?

If you want a genuine Las Vegas Strip address in a building with real amenities, real security, and views that actually deliver on what the Strip is famous for, Sky could be the answer. It's not the most exclusive building in the city but it's the only place that puts you directly on Las Vegas Boulevard with full-service amenities and a range of floor plans that appeal to a lot of different buyers. For a second-home buyer who wants a secure, lock-and-leave property in the middle of everything, it's hard to beat Sky.

There are rental restrictions here, so this is not a building that works if you want flexibility to rent freely or do short-term rentals. If that's part of your plan let's discuss it because you need to understand the current cap and waitlist situation. If rental flexibility is important to you there may be other buildings that are a better fit.

Conventional financing is no problem here, and FHA might be available on a case by case basis.
