My Take on The Martin

Bill Zinsser, Las Vegas high-rise specialistIf someone asked me, “Bill, what do you really think about The Martin in Las Vegas?” my answer is pretty simple. The Martin is the real deal when it comes to luxury high-rise living. It’s one of those buildings that consistently delivers on lifestyle, location, and overall experience.

The location is a huge part of that. The Martin sits right off Dean Martin Drive, incredibly close to the Strip. You’re minutes from casinos, shows, restaurants, and entertainment, but you still have your own private, residential environment when you get home. And the views are outstanding. Depending on the unit, you’re looking at Strip lights, Allegiant Stadium, the Luxor, or wide-open mountain views. It really feels like Las Vegas from above.

Inside the building, the residences feel polished and upscale. You’ve got floor-to-ceiling windows, private balconies, and a range of layouts from one-bedroom homes all the way up to large penthouses. Everything about the interiors is designed to lean into the views and the light, which is exactly what buyers want in a high-rise.

Amenity-wise, The Martin checks all the boxes. There’s a resort-style pool with cabanas, an indoor-outdoor spa, a full fitness center and 24/7 concierge and valet service. It really does feel like living in a five-star resort, but with the comfort and privacy of a private residence.

One thing that really makes The Martin stand out to me is the people who live there. You’ve got a mix of full-time residents, second-home owners, and a lot of buyers from California who love the lock-and-leave lifestyle. And what’s nice is that everyone seems to coexist really well. The residents are friendly, the service is excellent, and the building is always clean and well maintained. It’s just a very pleasant place to be.

My favorite amenity, without question, is the coffee bar. It’s more than just a place to grab a cup of coffee. It’s set up like a comfortable library with lounge chairs, a fireplace, and a TV. Coffee is available throughout the day, and it’s a natural gathering spot. Residents meet there, and it’s where I often sit down with clients in the morning before heading upstairs to tour condos. It gives the building a real sense of community.

Even though The Martin sits right next to Panorama Towers, the two buildings are completely separate. Years ago, The Martin was originally conceived as a third Panorama tower, but when the market changed, it became its own standalone property. Today, they’re entirely separate entities with their own amenities, management, and identity. They may look at each other, but that’s where the connection ends.

There’s a mix of owners and renters, which is typical for Las Vegas high-rises. There is no rental cap at The Martin, which gives investors flexibility, and there’s no tension between full-time residents and part-time owners. The overall vibe is quiet, peaceful, and respectful. That’s something buyers mention to me often.

There’s a secure pedestrian walkway that takes you across I-15 and drops you right into CityCenter. It’s about a 750-step walk and puts you near places like Vdara and the heart of the Strip. That kind of access is rare and really valuable if you like being close to the action without living directly in it.

The Martin offers a good range of floor plans. There are one-bedroom residences, two different two-bedroom layouts, and larger strip-view two-bedroom units that range from about 1,600 to 1,900 square feet with full balconies. Penthouses begin on the 43rd floor and above, and those are truly impressive homes.

You don’t have to be way up high in the building to get a good Strip view. Once you get to about the 15th floor and up the views really get good. Only two units per floor directly face the Strip, which creates a noticeable price difference. Those Strip-facing units command a premium, while the remaining residences face north or south, offering views of downtown, Trump Tower, Allegiant Stadium, Luxor, or the mountains. The pricing reflects that, with Strip-view units ranging from the high $400,000s up into the multi-million-dollar range, and penthouses starting much higher.

The Martin is very pet friendly, and while the building doesn’t have an on-site dog run or any extra pet amenities, there is a full-service pet facility directly across the street that offers grooming, boarding, and walking services. It’s incredibly convenient if you travel or just want help caring for your dog, and they’ll even come over and walk your pet when needed.
