2026 Ogden Market Report

If you asked me, “How’s the condo market at The Ogden been over the last year or so?”, here’s what I can tell you from the sales data I can see in the MLS. There were 18 closed sales at The Ogden last year, and here's a summary of those:
- Days on market (DOM): The typical Ogden condo took about 2 months to sell. Median DOM was 59 days, and the average was about 62 days.
- Negotiation: Sellers usually did not get full asking from the original price. On average, condos sold for about 95% of original list price.
- Price per square foot: Closed sales mostly landed around the low $300s per square foot. The median was about $310 per square foot, with a range roughly from the high $200s up into the $370s.
The fastest sales in 2025 were the listings that were priced realistically from day one. There were multiple closings that went pending in under two weeks (8 to 14 days). Those were mostly in that high $200s to low $300s price band, plus one in the low $400s. So if you’re shopping at The Ogden and you see a well-priced unit in that more affordable range, you can’t assume it will sit around for months. The building still has buyers ready to pounce when the value is good.
The longer sales in the report were generally the ones that started high and had to “meet the market.” A few examples sat 90 to 156 days before closing. And when something sits, the pattern is pretty consistent: price reductions show up, then the deal finally comes together. The biggest reductions I saw were about $20,000 to $50,000 off the original list price, and those tended to be the listings that took longer to move.
The most popular sales were one-bedroom and smaller two-bedroom units. Those made up the bulk of the closed sales and tended to move the fastest, especially when they were priced in line with recent comps. Larger three-bedroom units did sell, but they generally took longer and were more sensitive to pricing, which isn’t unusual in a downtown high-rise where the buyer pool for bigger units is naturally smaller.
Floor height mattered, but not as dramatically as price. Mid- to higher-floor units with better views of course sold more easily than lower-floor units, but even higher-floor condos sat if they were priced too aggressively. And lower floor units still moved reasonably well as good value plays. Remember that this is the only real high-rise condo tower in the downtown core, so the buyers don't have a lot of choices if that's where they want to live. That demand helps move even the lower floor units when they're priced right.
If you’re buying for lifestyle and you find a unit you love, I’d still go in with a smart strategy. Watch the days on market and the price history. If it’s new and priced well, move fast because it will probably sell quick. If it has been sitting, you could have room to negotiate.
