Bill Zinsser, Las Vegas High-Rise SpecialistWhen people ask me about Turnberry Towers in Las Vegas, the first thing I tell them is this: it’s not just another high-rise condo building near the Strip. Turnberry really stands out, both visually and in how it lives day to day.

Turnberry Towers is made up of two twin, 45-story residential towers that sit just off Las Vegas Boulevard. With their sleek modern design and floor-to-ceiling glass, they’re hard to miss. What I like most about the location is that you get the best of both worlds. You’re very close to the Strip, but the buildings are tucked away enough that it still feels quiet and residential rather than chaotic.

Inside the condos, the layouts are spacious and thoughtfully designed. Most units feature private balconies, which is a big deal in Las Vegas. The views are excellent, whether you’re looking toward the Strip, the mountains, or the city lights at night. Finishes are high-end throughout, and the overall feel is upscale without being over the top.

The two towers are nearly identical, but there are some differences worth noting. The East Tower, located at 322 Karen Avenue, was built first. The West Tower at 222 Karen Avenue came online later as the market recovered, and many of those units feature slightly more updated finishes. Structurally and amenity-wise, the buildings mirror each other.

One of the most unique features of Turnberry Towers is how low-density it is. There are only four residences per floor, and above the 33rd floor that drops to just three units per floor. That’s extremely rare for Las Vegas high-rise condos. It means more privacy when you step off the elevator, less hallway traffic, and fewer noise issues overall. It’s a noticeable difference compared to more densely packed towers.

Turnberry offers a straightforward set of floor plans that work well for full-time residents and second-home owners alike. One-bedroom condos start around 800 square feet and include balconies. Two-bedroom residences are approximately 1,400 square feet and often feature both north- and south-facing balconies. The two-bedroom plus den layouts come in around 1,600 square feet and include large primary suites, spa-style bathrooms, and generous closet space. There are also a limited number of three-bedroom homes with more unique layouts.

Amenities are another area where Turnberry Towers really shines. The property sits on roughly 12 acres of lush, landscaped grounds, giving it a true resort-style feel. Each tower has its own pool and fitness center, and they operate independently, which helps keep everything from feeling crowded. There are also tennis courts, a putting green, and multiple outdoor spaces designed for relaxation.

Security and management are taken very seriously here. Residents enjoy 24-hour security, controlled elevator access where your key only takes you to your floor, valet parking, and staffed concierge desks. One thing that truly sets Turnberry apart is the consistency of the concierge team. Many of the staff members like Carlos have been there for years, which is unusual in Las Vegas. They know residents by name, they’re personable, and they help create a real sense of community. There’s even coffee available in the lounge each morning and a social room for residents.

Turnberry Towers is also pet friendly, which is important for many buyers. There’s a small on-site pet park, making it easy for residents with dogs to enjoy the property without leaving the grounds.

In terms of residency, Turnberry attracts a healthy mix of full-time residents, second-home owners, and long-term renters. Short-term rentals are not allowed. Leasing is limited to longer terms, typically six or twelve months, and the building has strict screening procedures. Background checks are standard, and renters are required to provide additional security deposits to help protect the common areas. All of this helps maintain a safe, quiet, and well-kept environment.

Transportation is another plus. The Las Vegas Monorail station at Sahara is located just outside the property, making it easy to get up and down the Strip without driving. The Monorail connects to destinations like the Convention Center, the High Roller, and MGM, and it runs late into the evening. While Turnberry is not a building where you simply walk out and immediately hit the Strip, most residents find the Monorail and valet parking more than sufficient. Each residence comes with at least one assigned parking space, and some units include private storage, although those were limited and originally sold separately.

Overall, Turnberry Towers condos appeal to buyers who value privacy, security, and a resort-style lifestyle without the constant noise and traffic of being directly on Las Vegas Boulevard. It’s a polished, well-managed high-rise community where residents tend to stay once they move in, and that’s usually the best endorsement any building can have.
