Located at the very southern end of South Beach where Biscayne Bay meets the Atlantic, Apogee has had a great reputation as a five-star luxury building since it opened its doors in 2008. Once named one of the best residential buildings in the world by Worth.com, after walking through a few of these homes, you’ll see why that reputation has stuck.
Life in Apogee
Apogee is a boutique high-rise, with just 67 residences over 22 floors, meaning there are generally just two or three homes per floor. That low density is one of the main reasons the building feels so private. Most homes here have flow through floor plans so your home runs from one end of the building to the other, instead of sitting on just one exposure. This means you get real cross ventilation and views out both ends of your house, not just one way. Ocean and Fisher Island on one side and the bay, city skyline or Downtown Miami on the other depending on what line you get.
The ceilings are 10 feet throughout the building, and the balconies here are actually deep and usable, most are about 11 feet, and many of them wrap around the corner of the building. There is enough space for real outdoor living, not just a place for two chairs, and most homes have a summer kitchen and gas grill built right into the terrace. If you like to entertain outdoors, this is one of the better buildings in Miami Beach for that.
About the Residences
The “04” corner stack is one of the best floor plans Apogee offers, at about 4,150 square feet with a wraparound terrace of more than 2,400 square feet and sweeping views that take in the bay, Fisher Island, the ships passing through Government Cut and the Downtown Miami skyline. The '01' stack is equally special and up it opens into two of the most extraordinary penthouses in Miami Beach. The 22nd through 24th floors comprise a single tri-level penthouse with more than 8,200 square feet of interior space and an additional 13,000 square feet of outdoor space. The outdoor space features a 7,000-square-foot rooftop terrace with a private pool, jacuzzi, cabana, outdoor kitchen and movie theater. A triplex penthouse on the entire east side of the building has over 5,300 square feet of terraces and a private rooftop pool.
Apogee homes are big. The typical floor homes range from 2,750 to 3,100 square feet for three bedrooms, and up to approximately 4,150 square feet for the four-bedroom corner units in the 04 and 01 stacks. There are no small 1 or 2 bedroom units here, this building was built around full sized, full floor feeling homes. Bedrooms typically number from three to four, most with three and a half to four and a half baths, and many homes also include a den or media room in addition to the bedrooms. Floors are usually marble, wood or terrazzo but I’ve seen a mother-of-pearl terrazzo finish in a few units and the master suites often have a spa-like feel, with soaking tubs, bidets, dual sinks and big walk-in closets.
Each home has its own private elevator entry into a private foyer, so you’re never sharing a hallway with a neighbor. Some units even have biometric access built into that private foyer, which speaks volumes about the building’s commitment to privacy and security. Kitchens are usually gourmet, with loads of Miele, Sub-Zero and Wolf appliances, and a number of owners have also added smart home tech. Control4 or Crestron automation, electric shades and invisible speaker systems have been seen here time and time again.
Parking is private with most units getting two to four spaces in an enclosed, air conditioned garage. It’s a small detail, but one that owners here really appreciate given the Miami heat.
The Amenities
Apogee is a full service building with 24 hour doorman and concierge, valet parking and private security throughout including guard coverage and card or key entry at garage and lobby. The pool deck has a resort-like feel, with a heated pool in a garden-like setting, and also includes a spa, sauna and fitness center. There is a business center and community room, along with cabanas, a barbecue and picnic area for those who want some outdoor space beyond their own terrace. Bike storage is also available. If you’re looking for beach access above what the neighborhood already provides, Apogee also has a private beach service you can buy into, with platinum and gold membership levels available.
Pets are generally allowed, although a few owners report weight limits on larger dogs, so if you have a big dog, it’s worth checking the current pet policy before you fall in love with a particular unit.
South of Fifth Neighborhood
Apogee is located in South of Fifth, the most exclusive neighborhood in Miami Beach and the most residential, quiet enclave South Beach has to offer. You’re a short walk from South Pointe Park, the beach, and some of the best restaurants and nightlife the city has to offer, but the neighborhood itself feels calmer and more residential than the rest of South Beach. Many of the units overlook Government Cut where you can watch the cruise ships head out to sea, with Fisher Island just across the channel. The building is on the literal southern tip of the peninsula.
The Apogee Homeowners' Association
Buying in requires association approval, which usually takes one to four weeks depending on the unit, plus an application fee. Leasing is allowed, but with a minimum lease term, and those minimums have changed over the years so I'd encourage anyone buying with rental plans in mind to confirm the current minimum lease term and how many leases per year the association allows before you count on it.
Apogee is not for everybody. If what you're after is a big, bustling building with a dozen different amenity spaces and hundreds of neighbors, you'll want to look elsewhere. But if you want one of the most private, exclusive and architecturally distinctive addresses in Miami Beach, with enormous flow-through floor plates, real outdoor living space and some of the best water views South Beach has to offer, Apogee is very hard to top.
