My Take on American Plaza

American Plaza Towers is made up of three mid-century high-rise towers that sit together on a shared plaza in South Downtown, each with its own address but with shared amenities, management, and a genuine sense of community that's rare in high-rise living. Lincoln Tower at 2211 SW 1st is the shortest at 18 floors, Grant Tower at 2221 is the tallest at 26, and Madison Tower at 2309 sits between them physically and in height at 22 floors. Together they hold 337 residences.
Living at American Plaza Towers
The buildings date from the early 1970s and 1980s and were one of the original ways Portlanders discovered high-rise living. The buildings are concrete construction so you won't hear your neighbors in most cases, and the condos are big by today's standards. The Open Park Sequence is right at your doorstep. The landscape architecture of Lawrence Halprin traces a path from the building's front door down to the Keller Auditorium and beyond toward the waterfront. The MAX Orange Line is only a couple minutes away at Lincoln and 3rd, bus lines border the property, and the Streetcar is one block north. Portland State is a short walk south, OHSU is about five minutes by car, and the RiverPlace Esplanade shops and restaurants are an easy stroll east. This is a car-optional location for most daily needs, with a walk score around 93.
When I bring clients to this building they're usually impressed by the amenities, because again you can't really find amenities like this in a newer building. One of the best amenities is the guest parking. With 53 dedicated guest parking spaces your visitors won't have to hunt for street parking. That's huge in Downtown Portland. There's a 24/7 concierge who watches over those spots and manages guest access and package deliveries from the Lincoln Tower lobby. The amenity hub, called the Sivers Center, was recently renovated and features a new indoor saltwater pool with a jacuzzi and freshly redone men's and women's locker rooms. There's a second outdoor pool near the Lincoln Tower for warm summer days. Add to that three saunas, two fully equipped workout rooms, two large community rooms each with a full kitchen opening onto outdoor patios, a library, bike storage, wine storage, and even kayak storage, and you have an amenity list that is unmatched even at higher price points.
I've helped clients buy here and I've helped owners sell their condos too. One thing I hear all the time is what a great community it is, and how everyone gets along and does things together. They have book clubs, yoga classes, exercise groups, swimming fitness programs, monthly happy hours, and in true Portland fashion, a Green Team that manages a recycling and community sharing table. There's a small city park and dog-walking area on the grounds. They say it's a community, not just a building to live in. I love hearing that.
About the Condos
The units themselves run from one-bedrooms that are nearly 900 square feet up to sprawling three-bedroom corner residences that are well over 2,000 square feet. Most of the inventory on the market is made up of the 2/2 floor plans that range between 1,150 to 1,600 square feet. Most of the units are single story but there are a handful of two-story residences in Madison spanning the 17th and 18th floors with separate elevator access on each level and no shared walls on either side. Those rarely come available. Every unit has a balcony, some have two, and the corner floor plans with east and west exposures are popular because they capture both the morning mountain and river views to the east and the West Hills sunset to the west. The views from the upper floors of Grant Tower are some of the best in downtown Portland with views of Mt. Hood rising over the Willamette, the Tilikum Bridge, and the South Waterfront skyline. Facing west you get the city skyline, the West Hills, and terrific sunset views.
You only have to get up to about the 7th floor in these buildings for the views to really open up. In Grant Tower, the "24" stack units, which are roomy at 1,473 square feet with two bedrooms and two baths, are among the most sought-after floor plans in the complex. The corner "22" stack homes are nearly 1,600 square feet with balconies on both the east and west sides and bedrooms separated for privacy, each with its own balcony access. In Madison Tower, the "45" stack offers three-bedroom homes around 2,062 square feet, and some come with two deeded parking spaces. In addition to the towers are garden units with nine-foot ceilings, private patios or yards, and feel more like a townhouse than a high-rise unit. When you're looking at the listings you can pick these out because the unit number will start with a G.
HOA dues at American Plaza cover Comcast cable, high-speed internet, water, sewer, trash, exterior maintenance, building insurance, reserves, management, concierge service, and amenities. For a typical two-bedroom unit the dues run roughly $800 to $1,200 per month depending on size and building. There is a $950 move-in/out fee. The minimum rental period is 30 days and short-term rentals are not permitted.
