My Take on Avenue Lofts

The Avenue Loft Building at 1400 NW Irving Street started life as the seven-story Meier & Frank department store warehouse in 1923, and then was converted to residential lofts in 2004 by developer Robert Ball. The building was listed on the National Register of Historic Places before a single loft was sold. Exposed concrete and ductwork, gorgeous timber beams, structural columns, and tall ceilings mix the original warehouse character with modern design.

About the Location

One of the unique things about Avenue that I like is that the main entrance opens onto a closed pedestrian promenade between NW 14th and NW 15th Avenues. Not having cars zooming by the front door creates a more intimate setting than most buildings in the Pearl (except for Encore which opens right into The Fields Park). The Pearl location is terrific, and it's close to NW 21st/23rd too. First Thursday takes place just a block away, Safeway and Whole Foods are close by and there are a few parks nearby too for dog owners.  

The Lofts

There are about 169 lofts here spread across seven floors. Because this is a warehouse conversion there are a lot of unique floor plans here that don't adhere to the typical "stack" structure where every unit is the same up and down the building.  You'll find studios in the 600 to 800 square foot range, standard one-bedroom lofts from about 750 to roughly 1,100 square feet, larger one-bedroom and two-bedroom units up to about 1,250 square feet on single floors, and two-story loft units on the seventh floor that run from about 1,300 to nearly 1,700 square feet. There are also a handful of ground-floor townhome-style units with exterior access and private covered patios, and a small cluster of units on the third floor that open directly onto the building's interior atrium with large private patios that don't count toward the square footage. I'll get to the specifics on some of these below.

As for the finish, vintage hardwood floors run throughout most units. Ceilings are generally around ten to eleven feet on the lower floors and get dramatically taller in the two-story seventh-floor units, where you're looking at 14 to 16-foot ceilings on the main level with a full second story above. Concrete walls, exposed structural columns and large steel-framed windows are found throughout the building. Some units have been  renovated and upgraded, while most still carry the original 2004 solid but simple finishes.

Most units in this building do not have balconies or outdoor space. That's actually common in converted warehouse lofts. But the building does have a shared atrium courtyard. 

The Avenue Floorplans

Those third-floor units that open onto the interior atrium are some of the most unique in the building. There are only six of them, and they have private patios of roughly 300 square feet that flow out to a landscaped courtyard with bamboo, seating, and concrete columns. It's kind of an unexpected surprise and gives the whole loft a totally different feel than the standard upper-floor units. 

On the 4th through 6th  floors you'll find a lot of open one-bedroom lofts in the 800 to 900 square foot range. They sell really well and there's usually a few to choose from at any given time here.  West-facing units have big West Hills views but can be noisy with I-405 going by that side of the building. If noise is a deal killer for you look for those east-facing units as the north and south ones still get some freeway noise. 

The seventh floor units offer a different experience and feel almost like a "building within a building." It's the only floor with gas cooking and gas fireplaces. The lofts are all two-story units with 25-foot walls of windows, loft-style bedrooms on the upper level, and a scale that makes them feel a lot bigger than the square footage suggests. Several of these units have covered terraces or private decks. Unit 713, a two-story penthouse with a 25-foot south-facing window wall, a gas fireplace, and a skylight in the upstairs primary suite, is a great example of a unique residential loft in the Pearl. Unit 721, at 1,689 square feet, is also a large two-story unit and has been updated with high-end appliances including a gas range, Sub-Zero refrigerator, and wine refrigerator. 

Unit 101 and the other ground-floor townhome-style units at the Irving Street level are also worth keeping an eye out for. They have direct exterior access and large covered patios that sit right on the pedestrian promenade.  These  units live more like classic townhomes.

Avenue Building Amenities

Avenue Lofts GymThe interior atrium I mentioned earlier is on the third floor and is the social heart of the building. It features BBQ grills and lounge and dining seating. Secure bike storage is provided, and EV charging is available in the garage. There's also a gym in the building which make the Avenue one of only a handful of buildings in the Pearl with an on-site gym.  There's no concierge, which means no front desk coverage, but the building is secured with an intercom entry system and key fobs. The trade off there is the dues are lower because you don't have front desk salaries to cover.

Parking is deeded in the secured underground garage. Most units come with one space, and a handful of the larger units include two spaces. Many, but not all, units also include a separate storage unit.  If you need storage we'll want to confirm whether it's included, what size it is, and where it's located. That and the location of your parking space will matter for your daily life here.

The Avenue Lofts HOA

The Avenue Lofts is managed by Community Management Inc, and the HOA has a good reputation.  There's no pending litigation (as of this writing in 2026), and I haven't seen special assessment concerns come up consistently in my experience with this building.

Monthly dues cover common areas, exterior maintenance, insurance, gym access, management, sewer, trash and water.  Dues vary by unit size, from around $380 per month for a small studio up to over $1,000 per month for the largest seventh-floor units, so keep an eye on this number when you're comparing units. 

There's a rental cap of 30% at the Avenue, and it's often at capacity. When the rental cap is at capacity, anyone who wants to rent out their unit has to join a waitlist and wait for another owner to stop renting before a slot opens up. Given that, I wouldn't recommend this building if you're buying as an investment or think there's any chance your plans will  change and you'll need to rent your loft out in the near future.

The Avenue is pet-friendly with dogs and cats welcome though there are some breed restrictions for dogs. If you have an animal please let me know and I'll share the pet policies with you to be sure it's a good fit.

The Avenue Lofts is a great building for someone who wants authentic industrial loft character in the Pearl District and values a well-run HOA. You're living in a 1923 warehouse that was already famous before it was ever a condo building, and the details show up in every unit. You can feel the authentic loft bones throughout the building.
