Buying a High-Rise Condo in Atlanta

Atlanta’s skyline continues to grow with modern residential towers rising across Midtown, Buckhead and Downtown. High-rise condo living here combines Southern hospitality with the conveniences of a major urban center giving residents skyline views, luxury amenities, and walkable access to great dining, cultural venues and nightlife of all flavors.

As such we're very fortunate to have a huge variety of condo and loft options throughout the city. You'll find historic high-rise towers in Downtown, authentic warehouse lofts throughout the city, modern high-rise lofts as well as  glass luxury towers with tons of amenities. If you prefer to be closer to the ground there are garden condos and townhomes in all the big neighborhoods around town. No matter what style of condo or city living you prefer, I can help you find it. I've been working in these buildings nearly every day for more than 20 years and I love helping my clients find the right space for them. 

Here are some things I love about the Atlanta high-rise market:

  • We have a huge spectrum of pricing.  Unlike some cities on the West Coast or in the Northeast, you don't have to be in the 1% to afford a decent high-rise condo in Atlanta.  If you're a first-time buyer or retiree who wants an affordable high-rise condo here you do have great options. And at the same time the sky's the limit if you want a luxury condo as our top-tier buildings rival those in nearly any city. 
  • All our buildings aren't in one place. Our high-rise condo towers are spread out mostly across Downtown, Midtown and Buckhead with a few outliers in Sandy Springs and Decatur. This essentially creates three different markets in one as each area has a distinct personality that appeals to some but not all. And I love how you can see the other two off in the distance from your high-rise condo if you're facing the right direction. 
  • We are a pet-friendly city. Almost every building here welcomes well-behaved dogs and cats. Some buildings have on-site pet parks and pet washing facilities (even brave cat owners can give that a try!). Atlanta has terrific green space too so even though you may be in a vertical neighborhood, once you're on the street level you're not going to be too far from a grassy area or park.

Finding the right building in the right neighborhood is the first step in the Atlanta condo buying process. Each tower has its own personality and style, and not every building is right for every person. So before you dive into the listings take some time to learn about all the wonderful options we have for condo buildings, from historic buildings to glass skyscrapers, garden condos and warehouse lofts. Here are some of my favorite buildings throughout the city:Sovereign Condos Atlanta

  • Metropolis - This Midtown classic went up in 2002 with two buildings and is still as popular as ever almost 25 years later. It has great amenities and a lot of different one and two-bedroom floorplans. Pricing is reasonable starting in the $200k's and because there are nearly 500 units here buyers can usually find a wide variety of condos for sale.
  • Buckhead Grand - A classic high-rise with some of that old-school glamour like a concierge who remembers your name, and a sense of community with your neighbors. I'm in this building a lot and my clients usually love it.
  • The Atlantic - This West Midtown building is one of Atlanta's tallest, and the views in all directions are fantastic. There's also a long list of resort-style amenities and huge variety of floorplans, including large 3 bedroom homes.
  • Sovereign - This gorgeous tower demonstrates that Atlanta can compete with any city when it comes to luxury high-rise living. The building looks like a work of art, and the condos here are large and feel like estate homes in the sky. The amenities make it feel like you're living in a resort hotel every day.

Buckhead offers a more upscale, residential feel with prestigious towers near luxury shopping and fine dining. How much do Atlanta high-rise condos cost?

Atlanta is still one of the most affordable major cities in America for high-rise living. You can find one-bedroom condos starting in the low $200,000s in buildings like Metropolis and Viewpoint in Midtown. Mid-range two-bedrooms in popular towers typically run from $350,000 to $600,000. Luxury residences in Buckhead towers like The Graydon, The Dillon, and Gallery can range from $700,000 to several million dollars. HOA fees vary by building and are typically based on square footage, so it's important to factor those monthly costs into your overall budget.

What amenities do Atlanta high-rise condo buildings offer?

Most full-service Atlanta towers include concierge service, secure parking, fitness centers, resident lounges, and resort-style pools. Higher-end buildings add rooftop decks, valet parking, guest suites, pet parks and grooming facilities, wine storage, club rooms, and hotel-style services. Keep in mind that more amenities mean higher monthly HOA dues, so focus on what you'll actually use when comparing buildings.

Are Atlanta high-rise condos pet-friendly?

Most Atlanta condo towers are pet-friendly, though rules vary by building. Common restrictions include size or breed limits, and caps on the number of pets per unit. Many buildings include pet parks or grooming stations, and Midtown towers in particular benefit from proximity to Piedmont Park and the BeltLine for dog walking. Always check the specific building's CC&Rs before purchasing if pets are important to you — Jamie can help you identify the most pet-friendly towers with the best nearby green space.

Can I use my Atlanta condo as a short-term rental or Airbnb?

This is getting more complicated in Atlanta. The city adopted a Short-Term Rental Ordinance requiring STR licenses, and one of your licensed properties must be your primary residence. Even with a city license, your condo's HOA may prohibit or restrict short-term rentals entirely — many luxury buildings in Buckhead and Midtown have amended their CC&Rs specifically to address this. Proposed regulations could further limit STRs in multi-family buildings to 10% of units. If rental flexibility matters to you, check both the city requirements and the building's HOA rules carefully before purchasing. Jamie knows which buildings allow leasing and which don't.

What's the difference between Midtown and Buckhead condo living?

Midtown offers walkability to Piedmont Park, arts venues, restaurants, and nightlife, making it ideal for those seeking an active, cultural lifestyle. It has a younger energy and a dense skyline of modern glass towers, many along the Peachtree Street corridor. Buckhead provides a more upscale, established residential vibe with luxury shopping at Lenox Square and Phipps Plaza, fine dining, and prestigious towers. Buckhead tends to attract buyers looking for larger floor plans and a quieter setting, while Midtown appeals to those who want to walk out the door and be in the middle of the action.

Is parking included with Atlanta high-rise condos?

Yes, most Atlanta high-rise towers include assigned garage parking, and many offer valet or guest parking as well. Some luxury buildings include EV charging stations or will allow residents to install them in their parking spaces. Many Midtown towers are also near MARTA transit stations, which means some residents find they use their car less than expected — that's a real lifestyle benefit in a city known for traffic.

How do HOA fees work in Atlanta high-rises?

HOA fees cover building maintenance, amenities, and services like concierge and security. Fees are typically based on the square footage of your condo, so don't buy more space than you need since you'll be paying monthly fees for every square foot. Low-amenity buildings can charge a few hundred dollars per month, while luxury towers with full-service amenities can exceed $1,000 monthly. It's also important to ask about the building's reserve fund and any history of special assessments before purchasing.

How does the Atlanta BeltLine affect condo values?

The BeltLine has been a major driver of real estate demand and property values in Atlanta's intown neighborhoods. This multi-use trail and transit corridor connects Midtown, Old Fourth Ward, Inman Park, and other neighborhoods, making nearby condos more desirable for walkability and lifestyle. Buildings with easy BeltLine access have generally seen stronger appreciation. As new sections of the BeltLine continue to open, expect this trend to continue — it's one of the most transformative urban projects in the country.

Is an Atlanta high-rise condo a good investment?

Atlanta's high-rise market has been adjusting after the rapid price increases of 2021–2022, but fundamentals remain strong. The city continues to attract corporate relocations, film industry professionals, and young professionals drawn to the urban lifestyle. Inventory is relatively low in the condo market compared to rental apartments, which supports values. Buckhead in particular has seen strong luxury condo demand with new developments selling briskly. The right investment depends on your goals — Jamie can help you evaluate the numbers for specific buildings and neighborhoods.

Are there new high-rise condos being built in Atlanta?

Yes, particularly in Buckhead. Kolter Urban has been the most active luxury condo developer, having sold out The Graydon and nearly all of The Dillon. Their newest project, Elyse Buckhead, is a 20-story, 194-unit tower at 102 West Paces Ferry Road next to the St. Regis, with pre-sales underway and groundbreaking planned for mid-2026. Veridian Buckhead, an 18-story tower on Pharr Road, is also in final design stages. New condo construction has been relatively rare elsewhere in Atlanta compared to the apartment rental boom, which means for-sale inventory in Midtown and Downtown remains limited.
