Our Take on 4 Midtown

4Midtown is one of Midtown’s original condo towers, built in 2008 at 3301 NE 1st Ave, and it’s aged well while quietly reinvesting in its own amenities year after year. What I really love about recommending this building is that it is not just one kind of home. These are really two very different lifestyles living under the same address, HOA and amenity package, so there’s a lot of variety here.

Two Buildings, One Community

4Midtown is made up of a high rise tower and a separate loft building, part of the same condominium and both sharing the same front desk, pool and fitness amenities. The tower is 32 stories tall and offers mostly studios, one, and two bedroom floor plans you'd expect to find in a Miami high rise, along with a handful of true penthouses on the top floor. The loft section is the part of this community that I’m most excited to show clients. These are duplex units with soaring ceilings, some ranging from 18 to 30 feet, where the kitchen and living space are downstairs and the primary suite is tucked away upstairs like its own private level. If you love that exposed concrete, industrial loft look that is really hard to come by in a Miami condo building, this is it.

About the Neighborhood

4Midtown is located in the heart of Midtown, which I think of as the connective tissue between Wynwood, the Design District, Edgewater and Brickell. You can walk to Trader Joe's, Whole Foods, Target and a plethora of restaurants, cafes and boutiques without ever needing your car. You’re also a swift 15 minute drive from Miami International Airport. I love this location because it gives buyers a foot in two different worlds at once, the creative, gallery filled energy of Wynwood on one side and the polish of the Design District’s shopping and dining on the other, both an easy walk away.

And there is a major change coming to the block that I always bring up with buyers. Located directly across from 4Midtown, the site is part of an approved two billion dollar master plan for a new Midtown Park that will add two public plazas, landscaped streetscapes, an Ultra padel facility and well over 100,000 square feet of new retail, dining and office space to the immediate area. That kind of investment has a way of lifting up a whole pocket of a neighborhood, and 4Midtown will be right smack in the middle of it.

About the Condominiums

Unit sizes here range from studios in the 650 to 700 square foot range, up through the loft duplexes at 1,250 to 2,200 square feet, and then the real penthouses, which range anywhere from about 2,100 and past 3,500 square feet. Italian styling dominates the kitchens in the building, with stainless steel appliances, stone or quartz counters and cooking islands, and many of the higher floor units I’ve seen have updated floor-to-ceiling impact glass, which does wonders for both the views and your energy bill.

If you want the best views in the tower ask about the 12 stack. It’s a corner unit with a split floor plan and unobstructed views that run from the skyline out toward the water, and it’s the line I hear the most enthusiasm about from past clients. Another good corner option is the 15 stack, also with direct bay and water views. Neither one comes up on the market very often so if you want a stack like that I'd keep your eye on new listings with me, instead of waiting to search on your own.

The loft section is its own beast, and I mean that as a compliment. Units there, called M and L, are duplexes with double height ceilings, large glass walls and flexible floor plans so a one bedroom plus den can often live like a real two or three bedroom home. Some of the top floor loft units have their own private rooftop terrace which is a rare thing to find at this price point anywhere in Miami. And then at the very top of the high rise you have the building's penthouses some running past 3,500 sq ft with wraparound terraces, 20 foot ceilings and views that go all the way from Biscayne Bay to Downtown and even Coral Gables. One of the more interesting penthouses here was designed by a well known Portuguese designer and it shows in the finishes and the flow of the space.

4Midtown Amenities

4Midtown has been consistently reinvesting in its common areas and it shows. The pool deck is on the 7th floor with views of the city and bay. The pool deck and the other amenities have been recently renovated so nothing about it feels dated. Miami buyers expect full service buildings to have barbecue and picnic areas, and this one has a full fitness center with yoga studio, steam room and sauna, and a business center with co-working space, and a resident lounge. I would also mention the little things that matter when you actually live somewhere like dedicated bike storage and a lobby that was redone recently and actually feels upscale rather than tired. The security is also solid with 24-hour concierge, doorman coverage, and secured, gated parking throughout.

4 Midtown HOA

FirstService Residential (a larger and more established management company that works in Miami condos) manages the building, and that consistency shows in how well the amenities have been maintained over the years. HOA dues typically cover water, sewer, trash, common area maintenance, security and the recreational amenities, and some include basic cable and internet, but maintenance fees can vary quite a bit depending on the section of the building and the floor plan you’re looking at.

One thing I really like in 4Midtown versus a lot of newer Miami buildings is the flexible rental policy. A good deal of the units here are 30 day minimum leases and allow for 12 rentals per year. So a really useful building for investors, not just owner occupants. No short term rentals are permitted daily or weekly anywhere in the building, so don’t plan on running this as an Airbnb.

I see a lot of sellers here repeatedly mentioning no special assessments and proactive reserve funding, which tells me the HOA is staying ahead of Florida structural reserve requirements, rather than scrambling to catch up. That matters a lot more than it used to when shopping for Miami condos and it's one of the reasons that I feel comfortable recommending this building.

Pets up to 120 lbs are welcome throughout 4Midtown and there’s plenty of green space nearby.  Each unit has assigned, gated parking; most one bedrooms have one space, larger units and penthouses have two or more spaces, some with valet service. Some units have only street parking and no garage space, so it’s worth double-checking whether you want your car under cover. Sometimes owners who want more parking can lease extra spaces.

If you want a building that has real choices from a classic high rise two bedroom to a dramatic double height loft to a true sky high penthouse all within a walkable distance to some of the best of what Midtown, Wynwood and the Design District have to offer, 4Midtown is worth serious consideration.
