Las Vegas Condo Report for January 2026

I've been reviewing the January numbers for Las Vegas High-Rise Condo sales and it looks pretty good. While inventory is still high at 587 units currently for sale, we have seen 49 closings in the last 30 days which is a good clip. Those closings had an average list price of $712,699 and an average final sold price of $677, 167. That's a very respectable 95.29% of the list price. 

So it seems the Las Vegas high-rise condo market is still seeing elevated prices that are near historic averages. Sales volume still remains below peak years but that's not surprising considering how crazy those peak years were. We're settling into a more stable market now.

The strongest segment of the market remains the luxury and premium towers on the Strip. There's sustained buyer interest for those buildings. We're also seeing more activity in the new development financing space which indicates confidence among institutional developers for future Las Vegas high-rise projects.

For buyers, there are more choices available compared to the past few years, although the top towers still have limited inventory. While high-rise pricing is settling into a more stable market, there may be opportunities for negotiation in certain buildings if inventory levels increase or if listings get stale. But we're finding more than a few sellers prefer to pull their condo off the market rather than chase the price down.

For sellers, current higher prices are likely to persist if inventory in the luxury buildings remains restricted and buyer interest in them continues. Premium units, particularly those with desirable views or amenities, are still expected to perform better than these broader condo market averages.
