Las Vegas Market Update

  

If you’ve been keeping an eye on the Las Vegas real estate market, you’ve probably noticed something interesting happening lately. While single-family homes have always been the main focus, more buyers are starting to look up, literally. High-rise living is back in demand, and it’s easy to see why.

A Shift Toward a Buyer’s Market

Much like the broader Las Vegas market, the high-rise segment has shifted toward a buyer’s market over the past 12 to 18 months. With more inventory available, buyers now have greater flexibility and negotiation power. The average days on market currently sits around six months

The luxury high-rise condo segment had a strong third quarter in 2025: the region set a new record for average condo sale price at roughly $933,431, or about $586 per square foot.   Notably, a unit at Waldorf Astoria Las Vegas sold for $9.5 million which was one of the highest condo prices in Las Vegas this year.  

Despite high prices, overall high-rise condo sales volume has slowed in 2025 compared to previous years which is probably a mix of market cooling and buyers being more selective.  But there is renewed interest in high-rise condos: one recent analysis described a “return of the high-rise buyer,” especially focused on projects like Cello Tower and others downtown. 

What This Means (For Buyers or Observers)

If you’re looking to buy there will be relatively fresh inventory coming online, but at premium price tags. Several new high-rise projects are coming online in 2026–2027, including luxury-branded buildings. Prices remain strong, especially on luxury units  but slower sales volumes might give buyers some negotiating leverage compared to peak market frenzy.

Downtown Las Vegas is clearly regaining appeal for high-rise living, with both residential-hotel hybrids and standalone luxury condos under development.
