My Take on The Omni

The Omni really is a nice building, and the thing I love about it more than anything is the privacy. It tends to be a quieter building for whatever reason. With only about ~74 units, it's the most intimate of the Fort Worth high-rises. They have the nicest front desk staff of any building I've been in. It's always been that way. I think they're trained through the Omni hotel side, and it really shows. They've had a long-term manager, and the concierge staff is great. When we have luxury buyers who want a full-service tower experience, The Omni is usually where we start.
Those Views!
There is not a bad view from any angle of this building. The condos sit on top of the Omni Hotel, so you're already above most of the surrounding structures. That part of downtown has been quiet for years in terms of development, so the views are unobstructed in every direction. The biggest recent change nearby is Texas A&M's investment, which people think is just a law school but is actually much more than that. They're moving over a thousand researchers and other graduate-level programs to what they're calling "Aggieland North." It's close to a billion-dollar investment in downtown Fort Worth. Their tallest building is about nine stories, and since the Omni condos start above the hotel, you clear that easily. Nothing is to the north of the building, the A&M campus is to the east and doesn't block anything, and to the west there's nothing happening currently. Views are never guaranteed in any city, but you're in pretty good shape here.
On a clear day from the highest east-facing units, you can see the lights of downtown Dallas. I have a photographer who's gone up on the balconies with his cameras and gotten incredible shots of AT&T Stadium and the Dallas skyline. The higher-floor units on the north and south ends of the building have terraces that catch views in three directions, which is really something. The building footprint is almost football-shaped, and those end units benefit from that geometry.
If I was buying one, I'd do the west side for the sunsets. Absolutely beautiful. I know some buyers worry about the west sun and heat, and it's a valid concern for all the Fort Worth buildings. But The Omni, The Tower, and Montgomery Plaza are all insulated well enough that with blinds you'll be fine. The west-facing Omni units did have trouble staying cool when the building was new, and the HOA filed a lawsuit with the developer over it. It settled and the issue was fixed. We've sold quite a few on the west side since then and none of our clients have had any problems.
Hotel Perks and Amenities
The Omni has its own dedicated fitness center and its own pool for residents. But as an owner you also have access to the hotel pool if you want it, plus discounts at the Mokara Spa and on dining at the hotel restaurants. They'll deliver from their restaurants to your condo like room service. So if you want Bob's Steak and Chop House brought to your door on a Tuesday night, that's an option. That kind of convenience is hard to find in Fort Worth.
Parking and Transportation
This is actually one of the key differences between The Omni and The Tower, and it matters more than people think. At The Omni, the parking garage is right underneath the building. The elevator takes you straight from the garage to your floor. If you need to pull up out front and unload groceries or luggage, the staff will valet your car down to the garage for you. Contrast that with The Tower, where you park in an adjacent garage and carry your things through a secure underground tunnel. Both work fine, but when we have luxury buyers comparing the two buildings, the parking difference often pushes them toward The Omni. They also have a car service that will drive you anywhere within two miles, which is a nice perk if you want to go to dinner in Sundance Square or the West 7th corridor without taking your own car.
The Texas A&M Factor
The Texas A&M campus expansion is worth paying attention to if you're considering The Omni. What's happening a few blocks away is one of the largest institutional investments downtown Fort Worth has ever seen. We've already started seeing people affiliated with A&M looking at both The Omni and T&P Lofts. As that campus fills out with researchers, faculty, and graduate students, the demand for nearby housing is only going to grow. For Omni owners, that's a positive signal for long-term value.
