Hyde Midtown is a great building for buyers who want to enjoy a full-service resort lifestyle in one of Miami's hottest neighborhoods. The condos here are on the smaller side but the amenities are exceptional and become your extended living space. It's also a great choice for buyers who want the flexibility to rent their condo out when they're away for an extended time (30 days or more).
If you want a quiet building where nobody notices you come and go, Hyde is probably not going to work well for you. Those buildings exist and I can definitely find one for you. But Hyde has a lot of energy just like the neighborhood it's in, and living here feels like you live inside one of Miami's most exciting moments. You'll have a resort downstairs, restaurants and shopping at your front door, and Wynwood and the Design District a short walk in either direction.
Hyde Midtown opened in 2018 at 121 NE 34th Street. It was designed by Arquitectonica, one of the most recognized architecture firms in the world, with interiors by the celebrated designer David Rockwell. The building is 31 floors and holds several hundred residences. It's technically a condo-hotel hybrid, which has some practical implications I'll get into, but day-to-day it functions as a luxury residential building with hotel services on top.
Living in Midtown
Hyde sits directly above the Shops at Midtown, and that's one of the things I like most about it. You've got Target, Trader Joe's, Whole Foods, HomeGoods, Starbucks, Chipotle, and a bunch of restaurants and bars all within about a one-minute walk from the lobby. That means doing a grocery run without getting in your car, which is genuinely rare here in Miami.
The Design District is about a ten-minute walk north, and Wynwood is about the same distance to the south. The Design District gives you world-class galleries, high-end retail, and some excellent restaurants. Wynwood gives you street art, creative energy, and some of the best bars and casual dining in the city. Brickell and Downtown are a short drive, and Miami Beach is about 15 minutes over the causeway.
About the Condos
The Hyde condos were delivered in 2018 with ItalKraft kitchens with stainless appliances, quartz countertops, porcelain or ceramic tile floors, in-unit washers and dryers, and floor-to-ceiling impact glass throughout. The standard finishes look good and have held up well. A lot of owners have upgraded things since then, so you'll find units with custom closets, motorized shades, premium flooring, etc. This building has never felt dated to me the way some 2018 construction can.
If you're a fan of carpet in the bedrooms you'll find some condos here that the original owners spec'd out that way. But most have tile throughout. Most units have real usable outdoor space, and on the corner units with wraparound terraces it's resort-level nice. The northwest-facing one-bedroom plus den units in particular have some of the longest balconies in the building, often 36 to 38 feet wide, accessed through three sets of sliding glass doors. That indoor-outdoor flow is one of my favorite things about those units.
Unit sizes run from compact one-bedrooms in the 600 to 700 square foot range up to three-bedroom corner residences at 1,400-plus square feet, with penthouse units at the very top that are in a different category altogether. Most of the time there's a good number of the one-bedroom-plus-den and two-bedroom floorplans, and those are the units I spend the most time talking about with buyers.
Views and Stacks
The east and southeast-facing corner units are the most coveted in the building, and it's easy to see why. You get direct, unobstructed views of Biscayne Bay, the ocean, and Miami Beach in the distance. The higher you go in these stacks, the more dramatic it gets. A high-floor unit facing east on a clear morning is jaw-dropping... a great way to start your day!
The northeast corner units give you bay water views and the downtown Miami skyline at the same time. West and northwest-facing units trade the bay for beautiful sunsets and views down over the resort amenity deck, the tennis courts, and the Design District beyond. Those units have a different energy from the bay-facing ones, more city/urban and less waterfront, but they're very popular with buyers who want that golden-hour light in the evenings.
I'd recommend getting above the 15th floor if views matter to you. Below that, neighboring buildings and street-level context start to cut into what you can see. The higher floors are where this building really flexes.
Popular Floor Plans
There are a lot of one-bedroom plus den floor plans here, and it's the one I think represents the best value in the building. The den is a real room, not just a nook. It's big enough for a proper home office or a guest sleeping area. Some of the best versions of this plan have dual bathroom access from both the bedroom and the den, which is a really practical feature if you're hosting people regularly. These units run from the high 700s to about 1,000 square feet of interior space, and they feel bigger than the numbers suggest because the balconies are so generous.
The northwest-facing one-bedroom plus den I mentioned earlier is my personal favorite floor plan here. It has that giant wraparound balcony, three sets of sliding glass doors, views down over the pool deck and tennis court, and a layout that feels more like a suite than a typical condo. Three closets including a real walk-in, a full service guest half-bath, and that sense of open space make it extremely livable. These come up for sale regularly and go quickly, so if that's the direction you want to go we shouldn't wait around.
If you need two true bedrooms then the east and south-facing corner units are what I'd target. Split floor plan, wraparound balcony, bay and city views at the same time. Those are consistently the most in-demand two-bedrooms in the building and they're the ones that sell fastest when they hit the market. If you're patient, it's worth waiting for one of these rather than settling for a different two bedroom stack.
The three-bedroom corner units at around 1,400 square feet are really impressive. Every bedroom faces the water, every bedroom has its own en-suite bath, and the corner balconies give you sweeping bay views from multiple rooms at once. These are true family or guest-ready residences and they don't come available often. When they do, they go fast.
At the very top of the building there are a few penthouse units that are in a completely different league. You'll even find a tri-level condo up there with four bedrooms, four and a half baths, a private rooftop jacuzzi, a sky kitchen on the upper level, two-story floor-to-ceiling windows, and multiple deeded parking spaces with private storage rooms. If you've been looking for a penthouse that functions more like a private villa than a condo, these are worth a serious look.
Hyde Midtown Amenities
The amenities at Hyde Midtown are exceptional and they become your extended living space in a real and practical way. The 7th floor resort deck has a heated lap pool with poolside cabanas, a jacuzzi, a full bar with food and beverage service at the pool, and really beautiful landscaping with views out over Biscayne Bay and the city.
There's also a lighted tennis court, a putting green, a full-service spa with massage rooms, steam rooms, and experience showers, a fitness center with Technogym equipment, spinning studio, yoga room, and free weights, a private screening theater, a media room, a business center with meeting rooms, two kids game rooms, a club room, a dog park, and a bocce court.
The hotel services side is where Hyde really goes beyond what most other buildings offer. There's a 24-hour valet, a doorman, card entry, and full security camera coverage. The common areas throughout the building feature permanent museum-quality art installations, which sounds like a small thing but you notice it every single day.
The HOA
Hyde Midtown is managed by First Service Residential. Monthly HOA fees cover cable TV, high-speed internet, water, sewer, trash, one valet parking space, common areas, pool service, landscaping, security, and building management. That's a comprehensive list, and for most residents it means there's not much else to pay on top of it for day-to-day living.
Parking here is valet-only. There's no self-park option, which takes some getting used to if you're used to pulling into your own space. One valet spot is included in the HOA for most units. If you need a second, it's around $175 a month (as of this writing in 2026). Larger units and some penthouse residences come with deeded assigned parking spaces. Storage is available in the building but not every unit comes with it, so if that matters to you, make sure to check on a unit-by-unit basis.
The building is genuinely pet-friendly and even has a dedicated pet park on site.
Hyde Midtown is one of the more investor-friendly buildings in Miami. The association allows rentals with a 30-day minimum up to 12 times per year, which means you can rent your unit every month of the year if you want to. So if you like to be in Miami for the winter and spring you can totally rent your place out for summer and fall while you're not here. The rental demand in this neighborhood is good for that type of seasonal rental.
