Turnberry Place vs Turnberry Towers

Clients often ask me what the is the difference between Turnberry Place and Turnberry Towers, and here are my thoughts. Turnberry Towers and Turnberry Place offer distinct luxury high-rise living experiences in Las Vegas, each with unique characteristics and amenities. Both communities provide guard-gated security, valet service, concierge, fitness rooms, business centers, pet areas, BBQ areas, and are in close proximity to monorail access. Views of the strip, sphere and the city vary by location.

About Turnberry Place

Turnberry Place, built between 1990 and 2000, consists of four towers with 720 condominiums, averaging 180 units per tower. The units are generally larger, with two- bedroom configurations starting at 1,550 sq ft and penthouses exceeding 5,000 sq ft, One- bedroom units are less common, typically around 1,150 sq ft. Large balconies is a key feature. A key feature for larger units (three bedrooms or more, and penthouses) is direct private elevator access. Two-bedroom units usually have shared elevator access for two units. All units include secured underground parking and storage. Some penthouses have private rooftop pools.

Turnberry Place is often described as more exclusive and ultra-luxury, reflected in its higher price points and HOA dues. The Stirling Club, a separate, fee-based private membership club located in the center of the grounds. The Stirling Club offers extensive facilities, including a salon, barber, massage and facial services, a fitness center, Pilates/yoga classes, tennis/pickleball courts, sauna, indoor/ outdoor pools, restaurants, a cigar lounge, and private event rooms. While residents have eligibility for membership, it requires additional fees, with fees typically around $5,000 and monthly fees of about $550, though resident rates may be lower. Each tower at Turnberry Place also has its own pool and a fitness facility, although the fitness centers are generally smaller than those at Turnberry Towers, as residents are expected to utilize The Stirling Club.

About Turnberry Towers

Turnberry Towers, completed between 2006 and 2007, has two towers with 636 units, approximately 318 in each. Turnberry Towers offers a more accessible entry to high-rise living with generally lower HOA dues. This community tends to be more active, appealing to a mix of full-time residents, renters, and second-home owners. Units range from one-bedroom layouts starting at 814 square feet to penthouses up to 3,303 square feet. The one-bedroom units can usually be found for under $400,000. The unit mix includes one-bedroom, two-bedroom, two-bedroom plus den, and a limited number of three-bedroom units. All units have balconies. Each floor typically has four units, with some higher floors (above the 33rd floor) having only three units. Parking is assigned and covered and some units include a storage facility. The community sits on 12 acres of landscaped grounds.  Amenities at Turnberry Towers include resort-style pools with sand beaches and waterfalls, tennis courts (Tower 2 has its own), pickleball courts, putting greens, and dog parks. The fitness centers in Turnberry Towers large and well-equipped.
