My Take on Vista

Vista was Portland's newest high-rise condo tower until the Ritz-Carlton opened up and took that title. But Vista still holds up as one of the most modern and amenity-rich buildings we have. It's in the North Pearl area just across the street from The Fields park and close the river. The design can be a little polarizing. It's pretty stark looking from the street, and I've heard it referred to as "European Modern" by other brokers. But if you appreciate the elegance of modern minimalist design you're probably going to like these condos. My clients here have told me how much they like the large condos here and how much outdoor space you get too.

Living at Vista

Vista is a single 21-story tower at 1150 NW Quimby that went up in 2018 and houses about 153 modern condos. It's literally across from The Fields Park (but there is a street between unlike at Encore) and the off-lease dog park is right there. That's about as close as you're going to get to having an on-site pet park in your building. Walk out the building access door on the corner, cross the street and walk in the gate to the dog park. Vista also has dog washing facilities so if your pup needs a bath on the way back to your condo it's no problem. Well, I guess that depends on your dog! But it's definitely convenient.

The other nice thing about being across from the park is that those east-facing units have great views pretty much from every floor. In fact the 5th floor amenity deck is on that side of the building and there are three levels of condos under it that face the park which are some of my favorite. They have big patios that stretch the length of the condo and sitting out there feels like you're in the trees. Then the tower starts at floor 6 and as you go up the views open up to include the river, skyline and even Mt Hood if you're high enough to see over Encore.

The Vista Views

Interior of a Vista CondoThe west-facing units have good views of the skyline, west hills and sunsets. But they are a big noisier outside because of the traffic on I-405. And while you get the pretty sunsets you also get that west sun which can get pretty hot at times. For that reason the units on the west side tend to sell for a little less and can be really good deals for the amount of square feet and amenities.

The top three floors are knows as the "Luxe" floorplans. They're larger than the others with fewer units per floor, higher ceilings and upgraded finishes. Some of them span the whole length of the building providing views in three directions through taller windows than the standard units which is really something to see.

About the Condos

The modern look of the exterior carries on in the condo interiors too. They're not stark, but they are noticeably modern with warm touches like wide-plank white oak flooring and gas fireplaces in some units. The kitchens came standard with quartz counters, European cabinetry and Bosch appliances including built-in refrigerators. The Luxe condos step it up a bit with SubZero refrigerators, built in wine fridges, upgraded limestone baths and more.

There condos here are roomy, with even one-bedrooms running from 800-1100 square feet. Some of those are on the sides of the buildings with no balconies, but the finish is as nice as the bigger condos. If you're looking for a one bedroom condo here keep an eye out for anything in the "10" stack because those are actually one bedroom + den plans that are about 1100 square feet and have a balcony. The den in these is really useful as an office so it's a great WFH setup.

The two-bedroom and two-bedroom+den condos make up most of the building, including all the corner units. The corner units also have fireplaces while the mid-building units don't. There are a lot to choose from but my personal favorite is the "02" stack which puts you on the SE corner. It's a nice floorplan with good separation between the bedrooms as well as a separate den with its own door. You get views of the city skyline to the south and the river, park and Mt Hood to the east. And it has a balcony that runs the length of the condo facing the park.

Vista Amenities

Vista Amenity DeckVista is one of the most amenity-rich buildings in Portland. There's that 5th floor terrace I mentioned earlier with lush landscaping, lounge furniture, BBQ's and a fire pit. It's a great place to enjoy a glass of wine with neighbors while looking out over the river and park. Adjacent to the terrace is a community room with a kitchen and fireplace where residents can host events. There's also a conference room and two guest suites that owners can reserve for out-of-town guests for a small fee. Those guest suites are such a great convenience. I wish more buildings had them but only a few do (The Cosmopolitan, Meriwether and The Metropolitan have them).

The large, modern lobby has 24/7 front desk coverage with overnight security. Just down from the lobby is the fitness center, bike storage room, dog wash station and another smaller lobby on the corner by the dog park. Parking is in a secure garage and every unit comes with at least one space. Two-bedrooms often come with two tandem spaces, and the Luxe condos have two side-by-side spaces.

The Vista HOA & Regulations

Because it's a newer building and there are a lot of condos to share the costs, HOA dues here are actually pretty reasonable for such an amenity-rich building. The dues cover your water, gas, sewer, trash, hot water and all building maintenance and insurance (including earthquake insurance which is rare). Residents just have to pay for electricity and internet. And like most buildings there are move-in and move-out fees (around $1k each) and capital contributions required at closing.

As you would expect with the dog park across the street and the pet washing station, this is a very pet-friendly building and owners are allowed to have up to two pets with a combined weight of 90 pounds.

Rentals are allowed here with a 30-day minimum lease (no nightly rentals) and there is a rental cap of 30%. But from everything I hear it stays well under the cap which is good for investors and full-time residents alike. That can change fast though so if rental flexibility is important to you let me know and I'll get an update on the current status.
