My Take on 588 Lofts
by Emily Ray-Porter, Dallas high-rise specialist

588 Lofts started out as Post apartments for lease in 1999. But then when the demand for condos in Uptown skyrocketed in the early 2000's they were remodeled and sold to individual owners. 588 is kind of a distant cousin to 1999 McKinney and 2011 Cedar Springs which are two other brick loft buildings in Dallas that went up around the same time. All three buildings share the same basic floor plan layout of two-story lofts with a guest room and bath downstairs and a primary suite with a flexible loft space upstairs. But 588 isn't quite as exclusive or luxurious as those other two buildings. One reason is that the hallways are open, so when you walk out your front door you're outside in a breezeway. That actually makes it a terrific place for a lot of buyers, as you can still get great square footage in a walkable location for a more reasonable price.

When the 588 apartments were converted to condos the developer stripped out the kitchens and baths and replaced them with much nicer ones. The also stained and sealed the concrete floors which, along with the concrete pillars and brick walls, give these lofts a nice industrial vibe. Some owners have further upgraded their units since then so there are a lot of different styles available. If you watch this building's listings you'll occasionally see one that has the old apartment kitchen and baths. That's because some investors stepped in and were willing to purchase the units "as is" when the conversion happened and a couple have survived like that to this day. Speaking of investors, this is a good building for them too as the HOA is investor-friendly and these units rent very well.
I really like the amenities at this building. There's a small pool downstairs along with a fitness center. Then there's a rooftop community room with an outdoor deck and a hot tub with a terrific view of Downtown Dallas. That view isn't going anywhere either as Griggs Park sits just behind the building giving residents some confidence that nothing will be built that could block their view. And having Griggs Park right there also makes this pet-friendly building a good one for dog owners.
