My Take on The Gregory

The Gregory's architecture is the first thing that catches your eye because it's one of the few buildings in Portland that was designed in a genuine Art Deco style. In a neighborhood full of contemporary glass boxes, The Gregory has a character that really sets it apart. The brick exterior, the stone accents and the curved walls tell you this is no ordinary condo or loft building before you even set foot in the lobby.

More About the Building

The Amenity Deck at The Gregory

The Gregory is at 420 NW 11th Avenue, between Flanders and Glisan. It was built in 2001, stands 12 floors tall, and houses 133 loft-style condos. I've tried to find out why the developer named it The Gregory but haven't had any luck. It's right in the middle of the Pearl so when you walk out the front door you're on a busy street full of retail which is great if you want to be in the heart of the city. Whole Foods, Powells, The Armory, The Streetcar, it's all close by. If you're looking for something a little calmer I'd recommend the North Pearl or South Waterfront.

The Gregory doesn't have a lot of amenities. The 5th floor community deck is a nice space for residents to get together and it has BBQs, outdoor dining tables and lounge furniture. There's bike storage is on the first floor and EV car charging in the garage. There's also an on-site manager Monday through Friday who's worked at the building for a long time and has a good relationship with the residents. There's a lot of turnover in that business so finding long-term manager like that is pretty rare.

Let's Talk About the Condos

The Gregory has a large variety of floor plans. The most common condos here are the loft-style one-bedrooms that are about 900ish square feet. You'll almost always see a few of these for sale here at any given time. They're open loft-style condos with high ceilings and french doors that open to little Juliet balconies. If you can get one on the 5th floor you might get an actual balcony. Since this building is in the center of the Pearl you'll need to get up to about the 8th floor for the views to really open up. The finish has a cool industrial feel that lets you know you're not in a standard glass box condo building. They all have in-unit laundry and I have yet to see one sell without at least one deeded space in the on-site parking garage.

The ones I get asked about most though are those corner units with the curved wall of windows. Those windows are striking on the outside and even more so when you're in the unit looking out. There's nothing else like it in the city. These don't come up very often and when they do they sell fast. Let me know if you want me to keep an eye out for you if you're interested in having such a unique condo.

There are larger two-bedroom units here but keep in mind this is a loft building so they're not the usual condo setup. Often the second bedroom is more like a den and might be open to the living space. And in some of them the primary bedroom doesn't have a window. The cool thing about that is owners have gotten very creative about dividing up rooms over the years, so you rarely see the same thing twice even with similar floor plans. The two-bedrooms still mostly don't have any balcony or outdoor space beyond the little Juliet balconies. To get usable terraces you have to be on the 5th floor or step to the penthouses.

The 11th & 12th floors are the penthouse levels and the units change dramatically up here. Most of them have gas fireplaces, upgraded kitchens, two parking spaces and at least one and often two terraces. The crown jewel of the building is unit 1206, a 3,286 square foot SW-facing corner penthouse with a 1,000 square foot wraparound terrace. It's one of the most amazing penthouses in the city, up there with the Benson Tower top-floor penthouse and The Metropolitan. It sold back in December 2025 for $1.8M after sitting on the market for quite some time. That's indicative of the current market... 5 years ago it probably would've been bid up on day one.

The Gregory HOA

The monthly HOA dues at The Gregory are a little less than other Pearl high-rises, which is mainly because there aren't many amenities and there are a lot of units to split the costs with. Figure about .50 cents per square foot per month, so for instance those one bedrooms I talked about earlier will fall in the ~$475/month range. That changes though so be sure to check the actual listings to see what they are currently. At the time of this writing your HOA dues covered your gas, hot water, exterior maintenance, insurance, management, sewer, trash, and water. Again, double check that if you're thinking about buying one. As a condo specialist I'm happy to help with that anytime.

The HOA put a new roof on the building in 2022 which is terrific for new owners because that's usually one of the biggest concerns in a building this age. FYI Streetcar Lofts also got a new roof in 2025. That's one of the best times to buy into a building because the assessment has been dealt with (if there even was one) and all the construction is over so you can just enjoy the peace of mind.

A Few More Details

The pet policy at The Gregory allows pets up to 50 pounds. For dog owners there's no park adjacent to the building, but three blocks to the north you have Jamison Square and about 2 blocks east will get you to the top of the North Park Blocks. There are move-in and move-out fees to be aware of as well as a capital contribution for new owners.

Rentals are allowed with a 30-day minimum term. There is a rental cap too so if you're interested in investing in this building or if you think your plans might change after you buy and you might need to rent then let's discuss it. I'd hate for you to get in and then find out you're not able to rent your unit out because the cap was met.

This is a solid, well-managed Pearl building with a little extra flair that really sets it apart. Just walk up to the entrance and check out the big art-deco arch and font. Then head up to a unique condo with a curved glass wall. It would be easy to imagine a place like this in a Batman movie!
