Understanding the distinctions between high-rise, mid-rise, and traditional (low-rise) condos is key, as each offers a unique lifestyle and set of characteristics. These differences are primarily defined by height, location, amenities, views, and cost. Let's break down the differences between the three.

High-Rise Condos

High-rise condos typically feature buildings with nine or more stories, often ranging from 20 to 50 floors. They are commonly found in dense urban centers or resort areas, such as the Las Vegas Strip. These units frequently offer panoramic city or mountain views. Amenities are usually luxurious, often including valet parking, concierge services, fitness centers, pools, and robust security, and sometimes even on-site restaurants or spas. Due to these upscale features and prime locations, high-rise condos generally have a higher price per square foot and higher Homeowners Association (HOA) fees. Examples include Sky, Allure, The Martin and MGM.

Entry-level units might start around $400K-$500K+, with premium or luxury units, including penthouses, exceeding $1 million.

Manhattan Mid-Rise Condos Las VegasMid-Rise Condos

Mid-rise condos in Las Vegas are generally between four and eight stories tall. Their location is more widespread, in both urban and suburban settings. You'll often find them near retail or office space and not always in the city core like with high-rises. Mid-rise buildings tend to offer a balance between high-rise and low-rise living, promoting a more community-focused environment. They do have amenities typically although not as many as a luxury high-rise, and typically include a fitness room, a small pool, shared courtyards, or gated entry. These condos are typically more affordable than high-rises, with moderate HOA fees. The environment is often quieter, with fewer residents and less turnover. Some examples in Las Vegas include Manhattan and Boca Raton.

Pricing might range from approximately $300K to $450K+, depending on the building's features, amenities, and location.

Traditional / Low-Rise Condos

Traditional or low-rise condos typically consist of one to three stories, often resembling townhouses or apartments. These are frequently found in suburban areas or master-planned communities like Summerlin. Amenities tend to be basic, possibly including a pool or clubhouse, or sometimes none at all. The cost is generally lower both in purchase price and HOA fees. Low-rise condos offer a more residential vibe, with easier parking and reduced maintenance for residents. 

Prices for many one or two-bedroom units can range from around $200K to $300K, offering good value for affordability and fewer amenities.
