My Take on The Edge

It might still look like a new building, but the Edge has been a fixture in the Pearl for over 20 years now. That says a lot about the timeless modern concrete, steel and glass design of the exterior. That continues inside the lofts with almost every unit featuring exposed concrete walls and ceilings, floor-to-ceiling windows, exposed ductwork, hardwoods and open floorplans. Sadly the REI is gone, but you're still only a short walk to a lot of other shops and restaurants. And since you're on the western edge of the Pearl it's not a bad walk to get to Providence Park and 21st/23rd Streets.

About the Lofts

Most of the homes here are open one-bedroom lofts with no defined bedrooms with doors (see photo above). Some of my clients are caught off guard by this so it's worth mentioning. The units that do have defined bedrooms typically just have sliding doors to separate it from the living space and noise can still get into the room if, say, someone is watching TV in the living room. Some owners have put in custom solid walls to create a fully framed-in bedroom but it's not the norm. If you are looking for a loft with a defined bedroom let me know and I can point you to some other buildings, or set up an alert for you if one comes on the market at The Edge.

There is one plan at Edge that has a defined bedroom. It's the "09" stack, which is a 1,432 square foot loft on the NE corner of the building that includes a real bedroom, a den and two bathrooms. That's my favorite floor plan in the building as it has the cool loft elements but also the convenience of a defined bedroom and a den. If you need something bigger the "27" stack is a true two-bedroom loft on the SE corner. Above that are penthouses like unit 1111 which is in a whole different class at 2,353 square feet with a huge terrace (that particular unit sold recently for $1.28M). Otherwise for the best views look for something on at least the 7th floor as there are a lot of buildings clustered together here and you have to get above them to get a good view of Mt Hood.

Kitchens are nice and modern here, and many owners have done updates to them through the years. Most of the units also have a separate utility room for the washer and dryer rather than just a closet. That makes a huge difference, especially in the small open units, because they do double-duty as a storage room. I've seen people put small desks in them and even a Murphy bed in one!

Minimal Amenities

Edge Rooftop DeckThe Edge is not a full-service building which fits its character and helps keep the dues lower. There is a 5th floor community room that has a TV, small kitchen and a west-facing deck with a BBQ and room to entertain. That's especially valuable since most of the lofts here don't have patios or terraces. There is no on-site attendant but the building is managed by Kin Living which is a good management company so I'm sure they're responsive to residents.

Parking is on-site and most units come with one deeded parking space. Only a handful of units come with a tandem spot so if you have two cars keep that in mind. Bike storage is available. And there are some dedicated storage units but not many, so don't assume a loft here comes with storage. If storage is important to you I can help you find one that comes with it. Keep in mind too that there's a self storage building a couple blocks away.

HOA dues include sewer, trash, water, gas, hot water, management, insurance and maintenance. Residents typically just pay for internet, electricity and cable if they haven't cut the cord yet.

Is The Edge Right For You?

It's not for everyone, and that's what makes it kind of special. If every condo building in Portland was the same it would be a pretty boring place to live. Fortunately we have luxe high-rises like Vista, Art Deco/Gothic buildings like The Gregory, warehouse loft buildings like Avenue and cool modern lofts like the ones at The Edge. If you want the flexibility of modern open living spaces in a very walkable location but don't really need amenities like a fitness center or concierge then it could be a good fit.
