My Take on Turnberry Place

Turnberry Place went up in the heydey of Las Vegas condo tower development between 2001 and 2006. It's made up of four nearly identical towers that have large condos and lots of services and amenities. I know all the Las Vegas high-rises really well, and I often recommend Turnberry Place to clients who need a lot of space but also want it to feel upscale and private.

Let's walk through the Pros and Cons of Turnberry Place as I see them:

Turnberry Place Pros:

  1. The Stirling Club. A big draw for Turnberry Place is The Stirling Club, which is a private club with dining, fitness facilities, pools, tennis courts, and wellness amenities. At the time I'm writing this the membership fee starts around $3,000 per year. If you're a resident at Turnberry Place there is no initiation fee, but you should verify that if you're purchasing here in case it's changed. One question I get asked a lot is if you have to join the club to go swimming or work out. The answer is no - the HOA has its own pools and fitness centers that all residents can use. Joining Stirling Club just gives you access to their facilities which include tennis/pickleball courts, another pool, spa, restaurant and more.
  2. Generous Floor Plans. Turnberry Place really stands out for having spacious residences and large, usable terraces. Even the one bedrooms here start at around 1100 square feet. Most of the two-bedroom plans here start in the 1600 square foot range and go up above 2000 square feet pretty fast. There are also 3 and 4 bedroom plans here. I work with a lot of down-sizers moving out of large homes and a lot of them like the feel of the big 2 and 3 bedrooms here. They feel like single family homes in the sky.
  3. Prime Location. Turnberry Place is just east of the Strip and near the Wynn and Encore resorts. So you kind of get the best of living near the Strip by having access to all the dining and entertainment without dealing with the hassle of being directly on it.
  4. Pet Friendly. This is a very pet-friendly development and there are even on-site secure dog parks for residents to use.
  5. Excellent Service and Security. All four towers at Turnberry Place can only be accessed through a guard-gated entrance with 24-hour security. Once guests are past that they still have to check in with the desk security in the lobby of each building, making this a very secure community. In addition to the security staff you'll find valet parking and extensive concierge services, maintenance staff, cleaning staff and more. It's almost like its own little city within the city. You definitely will see where your HOA dues are going every day when you live here.
  6. Views and Outdoor Space. These condos have spectacular views of the Strip, downtown, mountains, and golf courses, depending on the direction and floor level. Because there are so many units here in the four buildings there's almost always something available with the view you want.

Turnberry Place Cons:

  1. HOA Costs. Remember when I said this community operates almost like a city within a city? Well, cities can be expensive to run and all those services, amenities, and salaries translate into higher HOA fees. But honestly for what you get in return they're still pretty reasonable, especially compared to similar buildings in other markets. Expect monthly HOA dues around $925 for one-bedroom, with typical two-bedroom units costing $1,100- $1,400 per month and three-bedroom units between $1,500-$1,800 monthly. In addition to paying for all the services and amenities these fees also cover your insurance, gas, trash, water and internet.
  2. Age of the Development. The original towers were completed between 2001 and 2006, making them some of the oldest residential high-rises in Las Vegas. The buildings have held up pretty well over the years, but I always advise carefully reading through the CC&R's and HOA docs before closing on a purchase. Pay special attention to the HOA reserves, upcoming building projects and major-system maintenance tasks.
  3. Traditional Aesthetic. Turnberry Place is over 20 years old now, so it might not appeal to buyers seeking a sleek  contemporary or newer aesthetic. But it does have a somewhat timeless classic luxury appeal. Over the years some individual owners have updated their units with more modern touches so you may find one of those too.
  4. Distance from the Strip. I wrote earlier that the Strip proximity was a Pro for Turnberry Place, and most buyers I've worked with like that it's nearby but not too close. However there are those who don't want to have to walk too far to be on the Strip, or who want direct walk-in access to a resort. If that's what you're looking for I can recommend other buildings that offer that kind of location.

So, in summary, I think Turnberry Place is a lifestyle purchase. It's great for buyers who prioritize spacious condos with excellent security and amenities, even if it means higher montly costs and an older, more classic aesthetic.
