My Take on The Houstonian

The Houstonian is in the upper echelon of Houston luxury high-rises along with buildings like The Huntingdon and Belfiore. If you want seclusion and privacy but still need to be close to the city this building should be on your short list. It truly is a resort... it sits on 3.5 lush acres adjacent to the famous Houstonian Hotel and feels a world away from the bustling Galleria which is very close by. Memorial Park is nearby and almost feels like an extension of the building's grounds.
While there is SO much to like about the Houstonian, there's not getting around the fact that it's not in a walkable location. That 30 Walk Score is accurate, and you'll need to drive or take an Uber to get anywhere from here. But that's also kind of its charm because when you come home here you leave the city behind. You won't have honking cars under your balconies or crazy people just outside the building's front door.
Another issue is that many of the homes here are dated and will require updating. And we're not talking about a light cosmetic refresh. If you want a home that feels like today's style you're probably going to have to chip out flooring, take down walls and strip out the kitchens and baths. Keep that in mind when you compare the price point here to other luxury buildings that may not require as much to get up to par. Of course you could always luck out and find one that has already been renovated. If that's what you're looking for let me know and I can ask around to see if any are close to coming to market because they tend to go fast.
Even with all that, the large floor plans, excellent views and resort amenities make The Houstonian a popular choice and a condo building that has endured for over 40 years now. It's also in the Spring Branch School District which makes it a more viable option that some other buildings for families with school-age kids. The amenities are shared with the adjacent Houstonian Hotel, Club & Spa which just adds to the resort feel. That includes 24/7 concierge and valet services, outdoor pool deck, pet park, sport court, resident lounges, fitness center, private gardens, and optional membership to the world-class Houstonian Club.
